Roof Painting vs. Roof Restoration: What's the Difference?

Many homeowners confuse painting with a full restoration. Discover why simply painting over dirty, damaged tiles is a costly mistake and what a proper restoration entails.

    The Danger of "Just Painting"

We often get calls from homeowners asking us to "just spray a coat of paint" on their roof to make it look better for a sale. Unfortunately, painting a roof without proper preparation is like painting a rusty car. The paint might look good for a few months, but it will quickly peel, blister, and flake off, leaving the roof looking worse than before.

    What Roof Painting Actually Is

True roof painting is the final cosmetic step of a much larger process. It involves applying a specialized, UV-resistant membrane to seal the tiles and provide color. However, if the tiles underneath are covered in dirt, moss, or old flaking paint, the new membrane cannot bond to the surface. It will simply sit on top of the dirt and wash away in the next heavy downpour.

    The Full Restoration Process

A complete roof restoration is a structural overhaul that ensures your roof is watertight before a single drop of paint is applied. It includes:

    • High-Pressure Cleaning: Stripping away all moss, lichen, dirt, and oxidized paint using industrial 4000 PSI pressure washers.
    • Tile Replacement: Finding and replacing every cracked, chipped, or broken tile on the roof.
    • Re-bedding and Repointing: Removing old, crumbling mortar and applying flexible pointing compound to secure the ridge capping.
    • Sterilization: Applying an anti-fungal treatment to kill any remaining moss spores.
    • The 3-Coat System: Applying a high-build primer/sealer, followed by two thick coats of premium roof membrane.

    Which Do You Need?

If your roof is less than 10 years old, has no broken tiles, and the pointing is perfectly intact, a thorough clean and paint might suffice. However, for 90% of the roofs we inspect in Melbourne (which are typically 15-40 years old), a full restoration is the only way to guarantee long-term protection and a finish that won't peel.
