    The Lifespan of a Concrete Tile

    Concrete roof tiles are one of the most common roofing materials in Melbourne, largely because they are incredibly strong and fire-resistant. A high-quality concrete tile can physically last for 50 years or more. However, the protective factory glaze on the outside of the tile usually only lasts 15 to 20 years before it completely breaks down.

    What Happens When the Glaze Fails?

    Once the glaze wears away, the raw, porous concrete is exposed to the elements. During winter, these porous tiles absorb rainwater, adding literally tons of excess weight to your roof structure. This constant cycle of absorbing water and drying out causes the tiles to become brittle, making them much more likely to crack when walked on or hit by hail.

    The Moss and Lichen Problem

    Porous, damp concrete is the perfect environment for moss and lichen to thrive. These organisms don't just look ugly; their root systems actually dig into the concrete, slowly eating away at the surface of the tile. Over time, heavy moss growth can block the water channels built into the tiles, causing water to back up and overflow into your roof cavity.

    How We Restore Cement Tiles

    To save a degrading concrete tile roof, we use a specialized 3-coat restoration process:

    • High-Build Primer: After a high-pressure clean, we apply a thick primer that soaks deep into the porous concrete, binding the chalky surface and creating a solid foundation.
    • Base Coat Membrane: A heavy-duty, flexible membrane is applied to completely waterproof the tile and bridge any hairline micro-cracks.
    • Top Coat Finish: A final UV-resistant top coat is applied to provide a rich, long-lasting color and protect the lower layers from the harsh Melbourne sun.

    This process essentially gives your old tiles a brand-new factory finish, extending their lifespan by another 15+ years.
